Rant of the day: Are you as tired as I am of hearing investors as a group vilified by lenders, the media, and the government? Ok, there were probably some inexperienced folks out there that speculated during the real estate boom in ways that were imprudent and that backfired on them. And there are probably some "investors" out there now looking for unsuspecting and distressed homeowners to defraud. But jeez, the constant barrage of "oh no, you MUST be an owner-occupied primary residence to take advantage of blah, blah, yadda, yadda, not some icky investor..." is wearing a bit thin. Or "don't worry, the government would NEVER provide help to greedy investors, only to deserving homeowners". Or "this FHA buyer can only buy 'seasoned' properties (90 days since last sale), not properties purchased, repaired and upgraded by a flipper", where "flipper" is invoked in the same tone of voice you might use for, say "axe murderer" or "child abuser". Who do they think is going to help clean up the mess they have all created? Who is stepping up to the plate, buying the distressed properties, and helping us all to move on beyond the current situation of too many months of inventory? Who is willing to buy the homes nobody wants, the not "move-in ready" (to say the least!) properties that the banks won't repair, doing what needs to be done to make them habitable, and then finding a new homeowner? Or perhaps buying reasonably priced properties to hold long term to provide rental income. Let's face it, with the current default and foreclosure rate, there will probably be a lot more renters out there, at least for the foreseeable future. I imagine at least some of them would appreciate the opportunity to rent a nice home for their family rather than cramming into an apartment.
